Fishers Market Report 259 active
Fishers has the deepest active inventory of the three (259 listings) and the most accessible active price point. Data flag (recurring): the same $9,950,000 outlier from our last report (21,010 sqft, still under contract) continues to skew Fishers' reported under-contract average ($651,530) — not representative of a typical pending sale. Its sale-to-list ratio (~99.0%) closely tracks the county norm.
Noblesville Market Report 285 active
Noblesville's active and sold averages remain in line with Fishers, offering a similarly accessible entry point into Hamilton County. Data flag (now confirmed across three consecutive reports): the $44,505,000 listing with no beds/baths/sqft data is still on the market — now at 4,362 days (up from 4,327 last time, exactly matching the elapsed time), confirming it's a genuinely stale but still-active record, not a data artifact. Noblesville's sold-price average ($462,669) remains the more reliable gauge of what's actually closing there.
